The Introductory Meeting

The Listing Process
When you agree to list your home with Our Team it becomes a contractual agreement that Group Philip Lemay will become your dedicated advocate in sourcing and always negotiating the best deal for you and with only your best interests in mind.
Prior to signing the Listing agreement, a thorough review of all documents is performed. A Listing date, and Listing Price is established.
A Royal LePage sign is the professionally installed on your lawn to proudly announce to everyone that it is officially for sale.
A lock box is attached to your home, facilitating the showing of your home.
To put on the best impression of your home, (which will increase your final financial outcome), we introduce you to our in-house staging consultant. Together you arrange an appointment to come visit your home. During this visit, you will gain valuable knowledge on how to best prepare your home for photography and of course, the real estate market.
After this meeting, our professional photographer/videographer will come for a visit to take a video and images so that we can display these online and in print marketing materials.
These images and videos then form part of a marketing campaign launched by us, to promptly sell your home. We then populate marketing websites with the listing, such as the Multiple Listing Service (MLS), PhilipLeMay.com, and various other listing marketing websites.
A network of local Top producing Agents and Brokers is promptly advised of your listing. Additionally, within 24-48 hours a national broadcast is made on Realtor.ca and on the national Royal LePage website.
Showing Your Home
Royal LePage employs a full-time staff solely dedicated answering calls and taking showing requests for Royal LePage listings. This in addition to any local interest that is handled by the office staff at Group Philip LeMay.
How It Works
A potential buyer tells an agent or broker's office (who may be from a different company or area), that they want to see your home.
The agent then calls the Royal LePage booking office and requests an appointment to view your home
The booking office in turn contacts you (the seller) to confirm if the appointment time is convenient for you.
After confirmation with you, any additional instructions regarding the access to your home are then passed on to the agent who will be showing your home. This is done to make the visit as less, obtrusive and disturbing, to your routines as possible.
Each showing allows us to gather feedback, which is given to you so that subsequent visits and if necessary, can be adjusted to enhance the showing experience.
At the showing, buyers and agents are provided professionally prepared fact sheets that have pictures and details that highlight features to showcase your home. This provides a personal, and tangible aide memoir of their visit.
At all stages, pre and post showings you will be apprised of any feedback and kept in the driver's seat.
When a buyer is ready to purchase your home, we will commence the negotiation process on your behalf. Based on the plan previously agreed with you, we will use our experience and knowledge to get you the best price for your home.
After an offer to purchase is accepted by you and your home is sold, we dispatch a copy of your documents to your lawyer and financial institution.
Additionally, you can rely on our local knowledge to help you find trusted movers, contractors or any service you may need before or after the sale of your home.
